1. Noisy Demolitions
There are currently two noisy demolitions in the WW building:
    A. Fire stairs M Wing
    Lend Lease have begun demolishing the fire stairs in the M-wing; this demolition work is very noisy.
    LL carried out sound monitoring today and the measurements reached between 72-75dB(A) immediately outside the hoarding inside the Wallace Wurth building, and reduced at locations further away from the hoarding. Actual noise levels you experience will vary depending on the amount of hoarding/walls between you and the works.
    Subject to weather conditions, LL expect to complete two floors in each 5 day working week. If there is rain or strong wind, then this will be delayed. Level 5 is now complete. The following is a guide to likely impacts over the next few weeks.
      • Level 4 is currently underway (as of Wednesday 2 May) and should be finished by COB Friday 4 May.
      • Level 3 – noise and vibration maximal 7-9 May
      • Level 2 – noise and vibration maximal 9-11 May
      • Level 1 – noise and vibration maximal 14-16 May
      • Ground floor – noise and vibration maximal 16-18 May
      • Lower Ground – noise and vibration maximal 21-23 May
    As indicated above, this timeline may change, and we will update you with information if and when it does.
    We will review possible impacts on teaching as the works approach Levels 2, 1 and ground floor.

    B. Lower ground eastern wall, northern end WW (under room G2/G4)
    This demolition has been going on for the past 10 days. At present it is producing high levels of noise (80-83dB) in G2 and G4, and we will be liaising with the builders to manage teaching. At present, this work is expected to be finished by Friday 4th (subject to delays necessitated by teaching).

    Anyone exposed to in excess of 85dB(A) over an 8-hour period (normal working day) could be at risk of hearing loss. Although the measurements did not reach these levels it is still uncomfortable to work in. Therefore, when it gets noisy you should work elsewhere e.g. the library or Museum of Human Disease (contact Derek Williamson for availability in the Museum). If it is not reasonably practicable to work elsewhere then you may need to wear hearing defenders.
    Ear plugs are available from G13.

    The general rule of thumb is if you have to shout to be heard by someone over 2 metres away then your hearing could be at risk. For more information on noise in construction see this note from WorkCover.
2. Renovations on Level 3 North Wallace Wurth:
Level 3 Wallace Wurth is currently being decanted.
Lend Lease will take over the area on Monday 21st May and will begin with a soft strip of the area. On the 13th June there will be noisy demolition work in that area for approx 10 days. The refurbishment will be complete on the 13th October.

There have been delays in demolishing the fire stairs located in the old M-wing of the Wallace Wurth. The latest information we have is that the demolition is scheduled to begin on March 29 and will last for approximately 5 weeks. It is likely to be very noisy and disruptive although the builders are doing everything they can to minimise the impact. As a result of a building- wide survey, items of equipment that might be affected by the vibration have been moved to quieter locations. Thank you (in anticipation) for your understanding during these trying times.

The demolition of the fire stairs in the old “M Wing” of the Wallace Wurth Building is due to commence on Monday February 13.

The works will occur between 7am and 5pm Monday to Friday, and 8am and 4pm Saturday.

Lend Lease warn that there will be considerable noise and vibration during this process.

The works will begin on level 5. Once demolition is complete on one level they will move to the floor below. Each floor will take approximately 1 to 2 weeks.

The work schedule may be delayed by rain.

LL are currently laying concrete slabs.

There will be no construction work over the Australia Day weekend (26th – 29th January).

There will be very noisy work starting the end of February while LL work on the internal stairs of the M-wing. They will start at the top and it will take 1 week per floor.

16 November 2011


There will be some demolition work over the next few days. Lend Lease need to demolish the external staircase on the ground floor Wallace Wurth Bioscience link and an external concrete base next to the M-wing near High-Street. This will result in noisy periods, LL plan to have this finished by the end of the week.

The tower crane has been erected on Botany Street.

LL’s last day of operation before the Christmas break is 22nd December and will start back on 3rd January.

LL are currently working their way down the building. They have completed most of the demolition work on the 5th floor, they will revisit that floor in February. The noisy works are currently on the 4th floor and they will be finished this week, then next week they will start on the 3rd floor and it will take approx 2 weeks to complete each floor.

There is a trade waste shutdown scheduled for Thursday from 6 am until 8 am, but no other shutdowns are scheduled at this stage.

  1. There will be a water supply shutdown on Tuesday 13/9/11 from 8pm until 4 am. If this presents a difficulty for equipment/experiments please contact JH
  2. There will be a major power shutdown from December 9 until December 12. Meetings to discuss alternate power supply during this period will commence shortly
  3. Noisy works notice: A drilling rig will arrive Thursday and drilling will commence Monday in the north east corner of the site. Noisy drilling will continue for at least 2 weeks, possibly 4.
  4. There have been reports of petrol fumes in various parts of the WW from building equipment. We are attempting to minimise the impact of these fumes by better sealing the M wing from the main WW building
  5. Some people have complained about the noise from the building site. While we will attempt to minimise the noise, we cannot stop it; it is a building site. During noisy periods we suggest that people sit temporarily elsewhere such as the Lowy common areas or the library
  6. Further to staff enquiries about removal of asbestos from the site. All asbestos and other hazardous materials to be removed from WW is being done so in accordance with Work Cover requirements. This includes the installation of monitors, regular (daily) inspections and the issuing of clearance certificates by the hygienist. There will be NO EXPOSURE to dangerous materials to either UNSW staff or Lend Lease contractors.

  1. Demolition of the M-Wing will continue in the coming weeks and will be noisy.
  2. Demolition has been halted on the old Dean’s unit because asbestos has been detected. WorkCover has been alerted and we will advise staff when demolition will recommence. The asbestos is reported to be bound, stable, and will be sprayed with water to eliminate dust.
  3. There has been as issue surrounding dust from the demolition on numerous levels of the WW. An additional cleaner has been employed (11am -2 pm daily) to focus on levels three, four, five and the lower ground toilets. We will re-assess the situation in 2 weeks' time.
  4. There was a major leak on Friday 26/8/11. It occurred in the north east of level 3 and affected all levels immediately below the leak. The leak has been fixed and most of the water has been cleared. I am aware of some damage to the teaching lab on level 2 but please report any other damage to John Hunt.
  5. We are planning to move a number of -80 freezers into the Lowy tunnel. The site is currently being prepared and we have not been advised when the move will take place. We will contact custodians of the freezers when we know when the move will take place. See below for a list of the freezers to be moved. A protocol for the use of the freezers in this location is being produced.

Construction hoardings are currently being installed.

Access to toilets on most WW floors will soon no longer be possible. Toilets will be available for staff on the LG floor of Wallace Wurth, the Lowy Building, and in Biological Sciences. Signs and maps are currently being prepared to help people find suitable alternate toilets.

The demolition works are scheduled to begin on August 15 and work hours will be between 7am and 5pm on weekdays and between 8am and 5pm on Saturdays.

Power will be cut-off to the M-Wing at 9am on Monday August 1. It is not expected that any circuits in the main part of the building will be affected but researchers should check individual pieces of equipment to make sure that power has not been lost. John, Shirani and Weini will be making a walk-through of the building just in case.

There will be a weekly “impact” meeting held on Tuesdays at 11am. If there is any issue you would like brought to the project management team’s attention, please email John Hunt by COB Monday.

Additional Note: - Please use the Lowy kitchens on Level 2, Level 3 or Level 4 ONLY.

The M wing clearance will occur next week starting Monday July 11. If any one has personal or laboratory items that they wish to retrieve they can do so. The following is a summary of the events planned for next week:
  1. Lend Lease will place a RED DOT on all material nominated for salvage and re-use by the end of Tuesday 12/7.
  2. SoMS staff will be able to retrieve items that they wish to take on Wed 13/7 to Thur 14/7.
  3. There may be an opportunity to store a limited number of items at a storage facility. Please note that this is very expensive and should be a last resort for items that will definitely be re- used in the new building and cannot be stored on site. You must contact John Hunt by Wednesday 13/7 if you want any items stored.
  4. Any items not removed or flagged for storage will be thrown out from Friday 15/7.
  5. Lend Lease will install internal hoardings for the Stage 1 construction zone the week commencing 25th July.
  6. We are aware that a number of staff will be affected by the hoardings/loss of space for the stage 1 construction, and we are attempting to resolve these issues.

  1. The building work is progressing well and it is expected that the same level of noise and vibration this week will continue for the next few weeks.

  1. Demolition work has been completed.
  2. There are 3 mechanical shutdowns which will affect the air conditioning in Wallace Wurth (except the M-wing). They are scheduled for: Tuesday 5th April, 9am to 1pm, Thursday 7th April, 6am to 4pm and Monday 11th April, 6am to 4pm.

  1. The plastic dust containment barrier on level 4 has only been partially successful. Therefore a new barrier will be erected soon.
  2. A number of unforeseen problems with existing services (wiring, plumbing, etc) on level 4 has meant a slight delay in the demolition process. Noisy works should be finished by the end of the week.

  1. There have been reports of dust and diesel fumes present, mostly on levels 4 and 5. A new plastic barrier has been erected to contain dust within the construction site on level 4. Low levels of diesel fumes may continue until the end of the week.
  2. The last of the noisy demolition should be finished by Thursday afternoon. Clean-out of the site will take place next week. This should be the dustiest part of the operation, but hopefully the new containment barrier will minimise the amount of dust experienced elsewhere in the building.
  3. Contractors will continue installing services in the ceiling of level 3 north for the next couple of weeks. The site manager and John Hunt conducted a site-visit on Tuesday and spoke to as many staff as possible about the process and precautions that will be taken.   1. Noisy Demolition of level 4 North (for the new BMSF) will continue for at least another week. Following that, a period of refit and construction (not as noisy) will continue until about June 2011.
  2. The goods lift will be used heavily during the demolition and construction periods.
  3. A fractured water pipe on level 4 is being replaced. An attempt to turn off the water supply to allow this repair has failed. Engineers are currently assessing the situation and we will inform you if further interruptions to the building’s water supply are required.
  4. Work will continue to services located in the ceiling of level 3 North.

Work has commenced on the new BMSF on the north wing of level 4 Wallace Wurth. The following information has been provided to me by the Bovis-Lend Lease construction team:
  1. Hoardings designed to minimise sound and dust have been put up at the entrance to the construction site.
  2. Soft stripping (relatively quiet) of internal fittings will take place on Tuesday March 8 and Wednesday March 9.
  3. Hard Stripping (demolition) of walls etc will begin on Thursday March 10 and continue for approximately 2 weeks. The works will commence each day around 6AM and finish around 3PM.
  4. Construction and fit-out of the new facility will continue until approximately July.
  5. People in level 3 north will be more likely to be inconvenienced by leaks and dust and have been provided with plastic sheeting to cover any important equipment. These covers should be put in place every evening, but it might be prudent to leave them in place at all times that the equipment is not being used.
